In letting your property you have two options; Permanent Letting or Holiday Letting. Both require appointment under QLD legislation and execution of a PAMD Form 22a. Copies of letting agreements are available upon request.
Permanent Letting;
Lillyness sets about finding a suitable tenant at a set rental determined by you.
Lillyness will provide as part of the agreement all the services required to own a successful and well managed property including:
- Sourcing quality tenants and minimising vacancy periods;
- Completing lease agreements and managing security bonds;
- Performing regular property inspections;
- Efficiently managing repairs and maintenance;
- Collection and control of rent;
- Negotiating leases and rent reviews;
- Advising on market rents;
- Managing bills, rates and taxes to minimise hassle.
Lillyness currently manages seven properties on a permanent rent basis.
Holiday Letting;
GCHR.com.au as a division of Lillyness aims is to provide financial returns to owners that are superior to those that would be achieved if you placed your property into the generic holiday letting pool of the resident on-site manager.
- GCHR.com.au will provide as part of the agreement all the services required to own a successful and well managed holiday let apartment including:
- Sourcing quality guests (including advertising);
- Quality cleaning and holiday let supplies;
- Repairs and maintenance (General, electrical, air conditioning, carpet cleaning, Pest Control);
- Other services as required;
